Project Details
Rockville Metro Plaza I is
the first building of Foulger Pratt Companies’ planned 620,000
sf, three office building complex located adjacent to the
newly redeveloped downtown area of Rockville, Maryland. The
eleven story building completed in 2002 includes 228,000 sf
of class A office space and six levels of parking for 600
cars. Before joining WFT Engineering, Project Manager and
Senior Mechanical Engineer Martin Silver headed design of
the base building mechanical, electrical, and plumbing systems.
He designed several tenant fit-ups including the two-floor,
50,000 sf space for SAS, the largest privately held software
company in the world. Subsequently, WFT Engineering designed
mechanical, electrical, and plumbing systems for the following
tenants in the building:
- Squire, Lemkin and O’Brien, Certified
Public Accountants; 8,000 sf.
- Montgomery County Dept. of Economic
Development; 11,000 sf.
- American Psychological Association
Insurance Trust; 7,000 sf.
- Goodman & Company, Certified Public
Accountants; 24,000 sf.
- Denex Dental; 3,000 sf. (expansion
space)
- Ajilon; 2,600 sf.
WFT Engineering completed
mechanical, electrical, and plumbing system design development
and is now entering the construction document phase for Rockville
Metro Plaza II. The building is similar in size to Rockville
Metro Plaza I and includes 17,000 sf of street level retail
space. HVAC for the office floors is provided by a water-cooled,
self-contained, variable air volume air conditioning unit
on each floor. A dedicated cooling tower and condenser water
system is to serve future retail tenant air conditioning units
as well as air conditioning units for office floor tenants
requiring 24/7 environmental control. Special attention has
been given to the Owner’s desire for energy efficiency, including
a building automation system and occupancy-sensor lighting
control. WFT Engineering participated in a pre-design charrette
with Foulger Pratt and the architects to explore the possibilities
for LEED certification.
